Cotton Center TX Real Estate Appraiser Market Focus

Cotton Center, Texas, is a small community, sitting within a 12 mile cotton growing area of Hale County. Until the eighteenth century, the area now known as Cotton Center in Hale County Texas was occupied by the Comanche Tribe. However, in the late 19th century farmers and local ranchers created a small cotton growing community here. By 1907 when it became a stop off for the Santa Fe railroad company, creating a further influx of settlers and of income. People came to Cotton Center from Oklahoma and from East Texas.

In 1925 the community was consolidated by the founding of local schools. It was here that community members laid out the townsite and opened the town’s first cotton gin. In 1935 the local post office was established and the community built the first irrigation well. By the time World War II was over, there were a number of irrigation wells in the area, all drawing from the Ogallala aquifer. By 1990 Cotton Center´s population had reached 260, with about seven community businesses. However, the schools account for an attending population of about 100, most kids coming from surrounding communities. Cotton Center life revolves around the school where there are 140 students from kindergarten through high school.

Cotton Center sits about 40 minutes from Lubbock and an hour and a half from Amarillo, both metropolitan areas with shopping and other entertainment. However, Lubbock is also home to Texas Tech, a top tech university in Lubbock.

Residents of Cotton Center are family oriented. The community is farm and ranch oriented and this makes for a very stable community. This makes for very few home sales in this area. Still there are many real estate listings in Hale County, and average prices range from $100,000 to $150,000 for single family homes.

Foreclosures are not prevalent for the area, still, people do move away, so homes do end up on the real estate auction block or in the foreclosure listings. Prices for these discounted homes start in the $25,000 range, making them very attractive for the real estate investor.
